Rates dipped hard yesterday morning then said “just kidding.” Still, the right direction. 📉

40% of buyers today need some kind of down payment help. Vegas especially….median is $449K, homes are sitting 60 days on average.

That’s 60 days of a buyer talking themselves out of it. Know the assistance programs or at least know a great lender who does them ALL.  😎

Home prices rose in 71% of metros in Q1. Vegas wasn’t one of them. Basically flat YoY.   Spin that right and it’s your BEST listing pitch AND your best buyer pitch. 🎯

Fun one today.  Austin, TX agents are about to have a MOMENT. 160 SpaceX employees in Austin are set to make $100M+ from the IPO. 12 will make $1B!!!  That’s a real estate gold rush coming. Insane.  🚀💰

Vegas has its own slower version brewing…tech relocations, NBA, MLB, Formula 1 money, the Sphere economy.  Big money folks wave coming to Vegas too.
