Make money doing the work you believe in

Most landlords only focus on the contract. Those who have peace focus on selection.

In the real estate market, there's an abysmal difference between owning a property and managing an asset. The first gives you a headache; the second gives you freedom.

To convert one into the other, I apply the 3 Ps Framework:

  1. Punctuality (Income): Business is flow. If payment doesn't come in, the asset dies. Don't validate excuses, validate the contract. Without the first P, you have Ploss.

  2. Preservation (Equity): The rental profit cannot be consumed by the exit renovation. Care is the maintenance of your capital over time. Without the second P, you have Poss.

  3. Demeanor (Peace): The tenant's behavior dictates your quality of life. Behavioral analysis in selection is what prevents fines and noise issues with the neighbors. Without the third P, you have Perturbation.

The common mistake is trying to fix in court what you should have filtered out in the interview.
