How important is the drive-thru lane to the repurpose or adaptive reuse of drugstore buildings?
Not that important at all
At least for some of the most common repurposes of former drugstores as dollar stores like $DG and $DLTR or as health clinics and plasma centers
To be sure drive-thru QSR and bank “power” users like Krispy Kreme $DNUT and Bank of America $BAC have completed a couple of drugstore repurposes
But most QSRs and banks operate in space that is a fraction of the size of a typical 10,000 - 15,000 square foot #drugstore building
So the majority of former drugstore repurposes simply do not utilize or value the drive-thru lane
Nor has the presence of an existing drive-thru resulted in a rent premium for owners of most former drugstore buildings
That may change in the future if drive-thru power users open in larger spaces
Or if more drugstore buildings are demised into multiple tenant spaces
But for now the drive-thru lane is simply not that important to the backfill or adaptive reuse of a former drugstore building
Though one type of drive-thru—or better yet “drive-in”—use is emerging as an increasingly common repurpose of former drugstore buildings:
