We have thousands of acres of TOD zoned land;
abandoned high rise projects;
sfh on 7k sqft lots in districts zoned for midrise apartment buildings
exemption programs to build those with zero parking
a planning department that regularly has to tell builders they adding more parking than allowed
So in other words, are you telling me that Honolulu:
a) has some decent planning permissions, but also
b) house prices are insane, and also
c) you have a lot of poor land use
d) right in the most valuable locations?
Are you saying that, or something else? I want to be sure I understand you correctly.
